Arizona tenants, if your landlord is in breach of the rental agreement or the law for health or safety violations, serve the landlord with this Five (5) Day Notice of Termination by Tenant for Noncompliance Materially Affecting Health and Safety , in accordance with the Residential Landlord and Tenant Act.
The Notice informs the landlord that the tenant is terminating the tenancy because of the landlord's noncompliance with the provisions of either the rental agreement or the Act, because the landlord has failed to maintain the premises in a condition which does not threaten the health or safety of occupants or others.
