- The subtenant is to take over all of the space leased to the original tenant.
- The subtenant agrees to abide by all of the terms of the head (parent) lease.
- The subtenant pays rent to the original tenant, who will continue to pay the rent to the landlord under the head lease.
- The original tenant agrees to enforce the landlord's obligations under the head lease.
