California Roommate Agreement
California tenants, bring in a roommate to share your tenancy and split the rent with this easy-to-use Roommate Agreement.
- The Agreement must also be consented to by the landlord.
- The rent, security deposit, utilities and other costs are to be paid equally by the roommates, or, alternatively, there is provision to set out how much each party will pay.
- The roommates are each responsible for the conduct of their guests. Overnight guests cannot stay longer than a specified number of consecutive days without written consent from the landlord.
- Each roommate must keep the premises clean, tidy and free of damage except for regular wear and tear.
- If the roommate wants to terminate his/her tenancy, he/she is responsible for finding a replacement.
- The Agreement contains the Megan's Law Disclosure for registered sexual offenders, and a Lead Paint Disclosure form.
