Colorado Roommate Agreement
Colorado tenants, if you are going to share rental accommodation with one or more other people, you need to sign a Roommate Agreement to put down in writing each person's rights and responsibilities.
- The landlord should also sign the Agreement.
- A departing roommate is responsible for finding a suitable replacement roommate, and for continuing to pay rent and utilities if he/she fails to find a replacement before vacating the premises.
- The Agreement contains alternate provisions for equal sharing of rent and expenses, or for each roommate to pay certain bills.
- Each roommate is responsible for complying with the tenant's responsibilities under the rental agreement.
- Each roommate is responsible for their own phone charges and for any long distance or other charges made by a guest of the roommate.
- If a roommate fails to pay rent or other charges on time, or is in breach of the rental agreement, the roommate's tenancy can be terminated.
