South Australia Residential Tenancy Agreement for Periodic Tenancy

SA landlords, let a house or flat to a tenant with this Residential Tenancy Agreement for Periodic Tenancy, in accordance with the South Australia Residential Tenancies Act 1995 and Regulations.
  • A "periodic tenancy" is one which renews at the end of each rental period unless either party terminates it (such as month to month).
  • This agreement can be used for either a furnished or unfurnished premises.
  • The landlord is responsible for maintaining and repairing the premises and abiding by building and health and safety requirements.
  • The tenant is responsible for keeping the premises clean and not allowing any damage to the premises.
  • If the tenant makes improvements, he/she is allowed to remove their fixtures at the end of the tenancy unless removal would cause damage to the premises.
  • The landlord must pay all statutory rates, taxes and charges, but charges for water supply shall be as agreed between the parties.
  • The Agreement includes a Premises Condition Report to be completed by the landlord and tenant at move-in and again at move-out.
