South Australia Residential Tenancy Agreement for Periodic Tenancy

SA landlords, let a house or flat to a tenant with this Residential Tenancy Agreement for Periodic Tenancy, in accordance with the South Australia Residential Tenancies Act 1995 and Regulations.

A "periodic tenancy" is one which renews at the end of each rental period unless either party terminates it (such as month to month).
This agreement can be used for either a furnished or unfurnished premises.
The landlord is responsible for maintaining and repairing the premises and abiding by building and health and safety requirements.
The tenant is responsible for keeping the premises clean and not allowing any damage to the premises.
If the tenant makes improvements, he/she is allowed to remove their fixtures at the end of the tenancy unless removal would cause damage to the premises.
The landlord must pay all statutory rates, taxes and charges, but charges for water supply shall be as agreed between the parties.
The Agreement includes a Premises Condition Report to be completed by the landlord and tenant at move-in and again at move-out.
