NSW Residential Tenancy Agreement for 3 Years or Less
NSW landlords, let a house or flat to a tenant with this Residential Tenancy Agreement, in accordance with the New South Wales Residential Tenancies Act 1987 and the Residential Tenancies Regulation 1995.
This form of agreement is to be used ONLY if the tenancy is for a term of 3 years or less, and can be used for either a furnished or unfurnished premises.
The Tenancy Agreement contains standard provisions such as:
- payment of the rental bond,
- payment by the tenant of council rates, land tax, water, and other charges,
- landlord's right to enter the premises for repairs and maintenance,
- landlord's responsibilities to keep the property habitable and in good repair,
- alterations and additions,
- installation of locks and security devices and smoke alarms,
- subletting or assignment of the tenancy,
- also includes a Premises Condition Report, which should be completed by the landlord and tenant at the beginning and end of the tenancy.
